Rental Policy

GUESTS:

Guests understand, and agree, that they are being granted a revocable license to rent and occupy the premises (531 Spruce Ave. Ketchum, Idaho) as per the terms of their Rental Agreement.

 

RENT & SECURITY DEPOSIT:

  • Minimum stay is seven (7) nights.
  • Cleaning Fee: $300
  • Pet Security Deposit (if applicable): $1,000
  • Refundable Security Deposit: 50% of agreed upon rent.

 

PAYMENT DUE DATES:

  • 50% reservation deposit, due at booking.
  • Remaining balance (including security & cleaning deposit) due thirty (30) days prior to arrival date.

 

CANCELLATION:

Guest must cancel at least 30 days before check-in to be refunded 100% of the amount paid.  If Guest cancels between 14-30 days before check-in, Guest will be refunded 50% of the amount paid.  No amount will be refunded if Guest cancels fewer than 14 days prior to check-in.

 

CHECK-IN / CHECK-OUT:

Check in time is 12 p.m. on the day Guest’s scheduled occupancy begins.  Check-out time is 12 p.m. on the day the Guest’s occupancy ends

 

BASIC RULES:

  • No Smoking – Smoking is strictly prohibited anywhere in the house, backyard, or patios.
  • Ketchum has a noise ordinance between 10:00 PM to 7:00 AM.
  • Please be respectful of the neighbors and surrounding community.
